Given the development's proximity to Johnson Creek, Atwell's engineering and ecological staff gave special consideration to the regulated woodlands and wetlands and the flood plain issues associated with the site.
Atwell provided full-service land development consulting including due diligence, land surveying operations, engineering and entitlements, ecological services, and construction administration support. The community was developed in Phases and required coordination with multiple developers/builders.

450 single-family units and 350 multi-family units on 675 acres.
Utilizing creative planning and site design, Atwell proposed a community blended within the site's natural features to avoid impacting the 345 acres of on-site wetlands. Earthwork calculations were performed on the site and, through a revised site plan, avoided $12 million in earth-balancing costs proposed by the client's previous engineering firm.
Currently in the design phase, Atwell is providing full-service development consulting for the residential development including due diligence, concept planning, a wastewater treatment evaluation, and all detailed engineering design, permitting and entitlements.

Multifamily development featuring townhouses and high-rise condominiums.
Atwell provided building line services including platting, construction layout and as-builts. The overall development will include 80 townhouses and two high-rise condominium buildings and is part of the 80 acre Central Station community, one of the largest master-planned developments in the country, with 14 million square feet of new residential and commercial space.

Atwell provided full site engineering and surveying services for this single-family detached community consisting of 887 lots on 280 acres. Engineering services include preliminary engineering and tentative plat approvals, on-site and off-site design for water and sewer including a lift station and force main, drainage analysis and reports, detailed grading plans and earthwork balance, signing and striping plans, utility and municipality submittals, storm water pollution prevention plans and construction phase design services. Survey services include ALTA, boundary, topographic, as well as on-going services such as legal descriptions and easement preparation. Additionally, Atwell provided full landscape design services, incorporating pedestrian friendly design, open spaces and connections throughout the development.

15,000 single and multifamily units on 5,000 acres.
Atwell was charged with the task of delivering a community. In order to achieve that goal, Atwell staff guided the client and community through the master planning process, utilizing fair and reasonable development densities, appropriate commercial locations and transitional uses that will preserve the agricultural integrity of the community. The Master Plan design of over 5,000 acres included the creation of a utility corridor, complete with water and sanitary sewer systems to account for future expansion plans.
Twin Creeks will lead the new master planned vision with residential development, and the first phase design and construction of the water and wastewater systems.
Location: Gilbert, Arizona
505-acre planned area development (PAD) featuring 2,564 lots.
This PAD includes 10 different phases and six different lot configurations with a combination of single family and multifamily units. As the lead consultant, Atwell provided full-service land development consulting services. Detailed scope of services included preliminary and final engineering, on-site and off-site water and sewer design, drainage analysis and reports, detailed grading plans and earthwork balancing, signing and striping plans, utility submittals, municipal submittals, stormwater pollution prevention plans and manual, and construction phase design services. Surveying services included boundary verifications and final platting of the subdivision.
