A developer wanted a mixed-use residential project on a 1.7-acre abandoned downtown lumberyard. No rules existed to allow that type of project, so Atwell team members worked with the city to write a new downtown zoning classification.

With coordinated planning, engineering, environmental and consulting services, Atwell team members helped create a project with more than 44 units that exceeded the developer's financial goals. Rapid sales of the project's live-work units and two- and three-story town homes gave the city new residents and property tax revenues, and added profits to the developer's bottom line.
